My SO and I recently bought a 2.3 acre property. We want to fence a good portion of the backyard. Having a surveyor mark off the corners of our property seemed like a good first step for planning the fence appropriately.
I called a surveyor and was quoted "$250-$4500." He explained he’d need to do “lots of research” and to uncover relevant information about the “power lines, gas lines, and from the state department of transportation,” in addition to finding the deed, a property description, lot number, etc.
He said there was no way he could give me more than that huge ballpark price range until he was finished with the job.
The catch is, I already have a lot of the stuff he was asking about, including physical and electronic copies of:
- The property description from the deed
- A full property survey conducted in April of this year as part of the purchase process (it was conducted by a state licensed surveyor and has the sublot/original lot number, subdivision, coordinates, measurements from the house to various property edges, etc.).
- All architect/design paperwork from original home construction in 2009
- (stuff below is from the county GIS site)
- Building information
- Building sketch
- County property summary report (with land description, neighborhood code, building sketch, land use zoning, an aerial photo, permit history, lot dimensions, and a legal description of the land).
The dude refused to listen to me telling him what all I had, so I'll definitely be going with another surveyor... but in the meantime I want to do my due diligence.
Reddit, is there really thousands of $ in research to be done before a surveyor can leverage the documents above and mark off my property boundaries? Can I get any/all of this research done myself? What exactly am I still missing?
About half the land is cleared, and the other half is somewhat brushy/wooded but can be walked easily if you’re wearing boots and long pants.
tl;dr- What document research can I do myself to save on surveyor costs? What’s a reasonable price for a surveyor to mark off boundaries on a 2.3 acre property that’s relatively clear and already has all documentation ready to go?
